one landlord sold his around 120000 square feet of land to builder and he did sale deed.

According to deed, builder will develop the land and will return 12500 sq feet saleable area to landlord out of total 525000 sq feet saleable area.

Till now construciton has not started on land.

Now landlord wants to sell his saleable rights .

at what price he has to sell i.e.

at land rates (price is 1500 sq feet)

or

at rates of flat (5000 sq feet)
